Position Overview

This role exists to provide visionary leadership as President & Terminal Head, overseeing the operations, strategic growth, and luxury retail ecosystem of the Ballard Pier Cruise Terminal. Reporting directly to the Managing Director of the Group Holding Company, the position demands a balance of operational governance, commercial acumen, tenant management, regulatory diplomacy, and people-first leadership.

Key Responsibilities

  • Oversee P&L responsibility and manage day-to-day and long-term retail operations to ensure an ultra-luxury, seamless, world-class environment for international cruise passengers and high-net-worth visitors.
  • Maintain uncompromising standards of visual merchandising, cleanliness, tenant compliance, and guest services across the retail precinct.
  • Lead high-stakes negotiations for long-term lease agreements, concessionaire contracts, and innovative revenue-sharing models with luxury brands and premium lifestyle tenants.
  • Optimize tenant mix and maximize retail yield while preserving the exclusivity and curated positioning of the terminal.
  • Champion a culture of exceptional hospitality, ensuring every guest touchpoint reflects the highest standards of luxury service.
  • Implement robust feedback loops, service quality audits, and customer experience frameworks to continuously elevate brand excellence.
  • Manage relationships with key suppliers, contractors, and service providers, overseeing procurement and facility management services.
  • Drive vendor performance management, cost optimization, and contract compliance without compromising quality.
  • Act as the primary liaison with port authorities, customs, immigration, maritime boards, and municipal bodies to ensure regulatory compliance and timely license acquisition/renewal.
  • Navigate complex regulatory environments with diplomacy and proactive governance.
  • Foster a collaborative, inclusive, and empowering workplace culture through high emotional intelligence and respectful communication.
  • Mentor departmental heads, build strong internal alignment, and cultivate a motivated, high-performing workforce.

Required Experience & Qualifications

  • Education: Master’s degree in Business Administration, Retail Management, Hospitality, or a related field from a premier institution.
  • Experience: 18+ years of leadership experience with a proven track record heading retail operations for luxury retail malls, high-end mixed-use developments, or ultra-premium hospitality/retail projects.
  • Leadership: Demonstrated ability to lead diverse teams with empathy, fairness, and constructive communication; experience managing cross-functional teams and engaging with executive leadership.
  • Technical Expertise: Expertise in high-end retail leasing, revenue-share contract negotiations, P&L management, vendor management, and government/port authority liaison.
  • Soft Skills: Exceptional interpersonal skills, high emotional intelligence (EQ), collaborative management style, and strong diplomatic acumen.
