Position Overview
The Zonal Business Head – Mortgages drives overall business growth, profitability, and portfolio quality across the assigned zone. Reporting to the Business Head – Mortgages, this role provides strategic leadership, oversees branch and channel expansion, ensures credit discipline, and delivers both topline and bottom-line performance.
Key Responsibilities
- Formulate and execute zonal business strategies aligned with organizational mortgage growth objectives.
- Drive sourcing of Home Loans, LAP, Affordable Housing Loans, and Builder/Project funding.
- Achieve disbursement, AUM, yield, and profitability targets for the zone.
- Identify new markets, catchments, and growth opportunities within the zone.
- Build and manage a strong sales ecosystem including branches, DSAs, connectors, builders, and alternate channels.
- Strengthen relationships with key channel partners and developers to enhance sourcing quality.
- Ensure adherence to credit policies, underwriting norms, and risk frameworks while maintaining healthy portfolio quality (GNPA, NNPA, early bucket trends).
- Lead and mentor Regional Business Managers, Branch Heads, and zonal support teams to drive performance and capability building.
- Ensure smooth end-to-end mortgage operations with focus on TAT and customer experience.
- Ensure compliance with RBI regulations, internal policies, audit requirements, and statutory guidelines.
- Collaborate with internal stakeholders including Credit, Risk, Operations, Legal, Finance, and Collections to deliver business objectives.
- Provide periodic MIS, business reviews, and forecasts to senior management.
Required Experience & Qualifications
- Education: Graduate in any discipline.
- Experience: 15–20+ years in Mortgage / Home Loans / LAP business, with 5–7 years in a senior leadership role managing multi-region or zonal responsibilities.
- Leadership: Proven ability to lead large teams including Regional Business Managers and Branch Heads; experience in NBFCs / Housing Finance Companies / Banks.
- Technical Expertise: Deep understanding of mortgage products, credit, and risk; strong financial acumen and data-driven decision-making.
- Soft Skills: Strategic thinker with excellent stakeholder management, communication, and leadership capabilities.
